Non-woven is the default for villa and light-commercial walls in the UAE; vinyl is what you specify when the wall will be scrubbed, knocked or reviewed by Civil Defence; textile is a finish decision, not a performance one. Non-woven vs vinyl wallpaper: how the substrates actually differ
Non-woven
- A cellulose and polyester fibre blend, usually 130-200 gsm.
- Dimensionally stable. No soaking, no booking, no expansion on the wall, so seams hold. Paste-the-wall installation means faster hanging and a cleaner site.
- Breathable. Moisture vapour passes through the sheet rather than being trapped behind it, which matters on external villa walls in Dubai where the gap between 24°C indoor air and 45°C outdoor air pushes condensation into the build-up.
- Dry-strippable in one piece. Relevant on leased space and on anything with a make-good clause.
- Prints at high resolution with latex or UV-cured inks, which is why bespoke artwork lands on it.
Vinyl
- Classified by ASTM F793 on weight per 54-inch linear yard: Type I under 19 oz (light duty), Type II 20-32 oz, Type III over 33 oz.
- Type II is the commercial default - hotel corridors, lift lobbies, F&B, clinics, schools. It is what most UAE hospitality specs assume unless you say otherwise.
- Scrubbable and impact-tolerant. It takes a trolley strike and a detergent clean that non-woven will not.
- Little to no moisture permeability. On an external wall or an unsealed substrate that is a liability, not a feature. If the wall is external and vinyl is non-negotiable, specify a perforated or micro-vented product and seal the substrate properly first.
- Usually paste-the-paper, with a vinyl-over-vinyl adhesive over an existing sheet.
Textile and natural
- Linen, silk, grasscloth or cork laminated to a paper backing.
- No wipe-clean. Shading and visible seams are inherent, not defects - write that into the spec so it is not raised as a snag at handover.
- UV-sensitive. Silk and grasscloth fade fast on a south or west elevation in Dubai unless the glazing is properly filmed.
- Right for a majlis, a bedroom or a private dining room. Wrong for a corridor.
The four questions that decide it
- What is the fire requirement? The UAE Fire and Life Safety Code of Practice classifies interior wall finishes A, B and C off the ASTM E84 tunnel test, and Class A means a flame spread index of 0-25 with a smoke developed index of 0-450. Public occupancies want Class A in exits and exit-access corridors, and Civil Defence will ask for the certificate, not your word for it. Private villas sit outside that regime, which is why villa work has far more material freedom than a lobby does.
- What is behind the wall? New-build villas in Dubai often hand over with elevated moisture in the blockwork and screed. A breathable non-woven forgives that; a sealed vinyl does not. Read the build-up before you read the sample book.
- How much sun does it get? Lightfastness is a print question as much as a substrate one. Ask for the ink system and its rating, not just the material name.
- Who maintains it, and can it be replaced? A panelised layout that lets housekeeping swap one damaged drop is worth more over five years than a marginally tougher face material.
Writing it into the schedule
Name the substrate, the weight, the ink system, the fire classification and test standard, the install method, and the seam and panel layout. "Custom printed wallpaper" is not a spec and will come back to you as an RFI. If the piece is artwork rather than a repeat pattern, add the panel drop widths and reference wall dimensions from survey: artwork is composed to the wall, not trimmed to it.
Cost follows from those decisions more than from the image: substrate and weight, print area, panel count, wall preparation, access and install window. Community access permits on the Palm, Emirates Hills and most gated developments add lead time that has nothing to do with production, so book it early.
